Tearing off your existing shingles or rubber roof is a very important first step when replacing your next roof. It is NEVER a good idea to "shingle over" an existing roof system. The cost associated with foregoing a tear off is minuscule compared to the potential hazards making the decision to keep your existing shingles could pose. For example, many of the issues which result in the need for re roofing could be due to years of moisture getting beneath your shingles or ice damming in the winter. Failing to remove the existing layer of shingles will prevent you from properly assessing the condition of your roof deck. It will also prevent you from properly installing Ice & Water Shield (Talked about in tabs further down in this section), drip edge (see below tabs), and gutter apron (see below tabs).
Spending the extra time and money to remove the current shingles is always the best advice, and any company who recommends re-roofing existing shingles should be thoroughly checked into. A roof over can be done if several proper measures are taken, however you will lose the warranty from almost all shingle manufacturers. Do yourself a favor and Do Not Take This Short Cut!
So we know shingles have to come off your roof for the best roofing project money can buy. Have you wondered what we do with all the shingles currently on your roof? Sounds like a simple answer to a simple question, but in reality... this is commonly overlooked by homeowners in the market looking to have their roof replaced by a roofing contractor.
Frisby Roofing will use Dump Trailers which have large rubber tires which disperse the weight of the old shingles across a larger area opposed to a metal dumpster. Make sure you ask your contractor if they will be using a metal, unmovable dumpster? Or will they have a dump trailer on site? Dumpsters are large and pose significant risk to driveway damage, especially if you have a blacktop driveway. What about an emergency situation? You don't want to have to worry about your car being blocked in by a large metal dumpster which can not be moved without a 24 hour notice do you? Of course not! Having a dump trailer on site allows our crew to quickly and easily maneuver the container around in the event you need to quickly access your driveway or garage.
If you do select a roofing contractor who uses a dumpster, make sure to take photographs of the Before & After of your driveway. Also ensure they are using plywood to disperse the weight of the dumpster rollers at the bottom. Take a look at the pictures below to see what we mean!
The under lament is the membrane beneath the shingles. It provides an additional moisture barrier for your roof deck while shingles are off your home during the re roofing project. This membrane is often referred to as "Felt Paper", or for the more superior products, "Diamond Deck" as the Shingle Manufacturer Certainteed has named their product. (Each manufacturer has their own name for the upgraded products) This membrane also provides protection for our work crew as they perform the replacement of a new roof.
There are two different weights of felt paper, either 15# (Pound) or 30# (Pound). If other quotes are utilizing 15# felt paper, they are reducing their material cost in this area by HALF! Note that 30# felt paper should ALWAYS be used on slopes greater than 7/12 pitch. Using a 15# felt paper is acceptable on low sloped roofs, but be sure to check your other bids to ensure they are specifying the weight of felt paper to be used on your home!

Ice dams account for nearly 40% of insurance claims being filed in the winter time because Cincinnati homeowners either do not have Ice and Water Shield installed, or it is installed improperly and does not effectively work. Ice & Water Shield is a "stick / tacky" membrane which is required in Ohio by code to be installed at all eaves (everywhere your home has gutters), where those eaves are part of a heated portion of a home or business. Just because this is the MINIMUM requirement for Ice and Water Shield, does not mean a roofing contractor should stop there when installing this product.
It is a common practice for our company to install ice and water shield at all eaves, valley's, roof penetrations, skylights, chimneys, and up rakes on your home. Many manufacturers will either void, or deeply prorate their warranties if the proper areas of ice and water shield are not installed, or installed correctly. Although this is a common practice for Frisby Roofing and Construction to install Ice and Water shield in all the necessary places, please ensure your are properly comparing bids. Our bids will clearly define what type of products your are getting on your roof, and the cost for those items.
When your home was built; just as many others were, there is typically a 1-3" gap between your roof deck and your gutters. To prevent leaking from Ice Dams or blowing rain from entering this area, we will bridge this gap with a piece of metal specifically designed to go under your shingles, and into your gutters. After installation of gutter apron, any water that may back up and flow into this gap will no longer enter into this area. The metal is maintenance free and will not rust.
It is not seen once the roof has been installed, but very important to the overall roof system and integrity of your new roof. This is a critical piece to your new roof which is often overlooked, yet prevents potential costly repairs of ice dams and water infiltration. This is also now a Required Building Code Item in the State of Ohio. We install a custom bent piece of metal at all peaks on the face of your rake boards. This piece of metal is angled at 90 degrees and extends from the roof peak down to your gutter line at all areas. It serves two purposes and improves the overall aesthetic appeal to your home. This metal prevents wind driven rain from penetrating the first row of shingles that overhang approximately 1" at all 'rake areas'. It also deflects wind which could damage shingles if high gusts are sustained. Although an upgraded item with most roofing contractors in the Cincinnati, Ohio market, drip edge is an important accessory we install on all of our roofs.
It is important to check your competitor quotes to ensure this has been listed as an item on their bid. This metal is typically matched with the trim color of your house, or the shingle color, so that it blends in with the home. If installed properly, this metal should be difficult to detect at first glance. Still not sure what it is? Look at your neighbor's houses to see if they have this metal strip where shingles overhang everywhere there are no gutters. You can also see what drip edge looks like by viewing the photos below.
(EXTREMELY IMPORTANT ASPECT OF YOUR ROOF! DO NOT GO CHEAP IN THIS AREA!) Make sure all other bids are quoting you a DIMENSIONAL/ARCHITECTURAL shingle. There are NO reasons whatsoever any roofing contractor should be installing 25 year, 3 tab shingles on your roof, unless this is an insurance claim and your insurance company fails to pay for this upgrade. A 3 tab shingle has only a 60 to 90 mile per hour wind rating and is much more susceptible to sustaining hail/wind damage.
Not only do you fail to get a LIFETIME WARRANTY SHINGLE with a 130 MPH wind rating, you are also limited on color as manufacturers are phasing out 3 tab shingles. It is equally important to be cautious of the brand being installed on your home, even if it is a Dimensional/Architectural Shingle. In our opinion, the three most superior shingle manufacturers are, CERTAINTEED, GAF, & OWENS CORNING. Tamko is also a great shingle, but in comparison to the three previously named shingles, it would still be considered an entry level shingle, based on our professional roofing experience. We use, and will continue to use TAMKO because they do provide a wonderful product, but we prefer and recommend to use CERTAINTEED when possible (Typically more expensive). We feel their warranty is the most superior, they have the best wind ratings (130 mph), heaviest matting (240lbs per square) which protects against Hail Damage, and provide protection and warranty against Algae Growth with their 10 – 15 year Streak Fighter Warranties. Certainteed has built in Copper/Zinc into the granules which resist algae growth as rainwater runs over your new shingles
Many roofing contractors may only use 3 - 4 nails. It is important to ensure this does not happen. If a contractor tells you they plan to nail each shingle with only 3 or 4 nails, it is wise to stay away from this builder. It is the industry standard (And a Requirement for many Shingle Manufacturers to maintain their Warranty) to install 5 nails per each of the shingles. This should be common knowledge to all roofing contractors who provide a quality product.
Want to take it a step further? Ask about our ring shank nails which ensures once the nail goes into the roof deck, getting it out will prove to be extremely difficult! Frisby Roofing has ring shank nails available to be used during your roofing project. Although these nails prove to be a considerable amount more in cost, just remember the saying, "you get what you pay for!" Ask us to include "Ring Shank Nails" in our bid for you and we will!
Nailing shingles is not a skill quickly perfected. It takes precision and accuracy to make sure proper nail placement when shooting nails into the shingles. Did you know there is only approximately 3/4" margin of error while nailing shingles to a roof? Do you know the cause and effect on your roof's quality when comparing a roof properly nailed next to a roof with multiple high or low nails? The results are astounding. We encourage you to look at the photographs below to educate yourself on proper nail placement.

Box vents are the older technology of ventilating your roof, and although effective, it does not compare to the newer style of Shingle Over Ridge Ventilation. We will always propose to remove all existing box vents and install new plywood roof deck & cover up these areas with shingles as we complete the installation process of your new roof. In lieu of box vents, (should you choose this feature) we will cut a 2" gap from the peak of each roof facet, called the “Ridge”. We then install Omni Roll over the new cut, and finish it off with a ridge cap shingle giving it a very low profile, stream line, professional, water-tight look.
As hot air rises in your attic, it draws the cool air in from the soffit vents, which are typically in place below your gutters. With the old box vent technology, this hot air has to find each of those box vents sporadically located throughout your roof. The new technology allows for one wide, quick sweeping motion of good air replacing bad air. Even after installing an upgraded ventilation system, it is equally important to ensure any gable vents are closed off from the inside with the new system. If they are not, the airflow vortex is disrupted and the air circulation only flows in through the gable vent and out the new shingle over ridge vent, rendering your soffit vents virtually useless. This will result in bad, stagnated air sitting in your attic and VOID every shingle manufacturer warranty on the market.
This in turn increases your heating and cooling of your home, drastically reduces the life of your new roof, and causes expansion and contraction of the shingles resulting in damages and blistering not covered by your homeowner’s insurance, or shingle manufacturer warranties. Be sure your roofing contractor can confidently answer all your ventilation questions now that you are armed with this knowledge. If they try to tell you otherwise, this may be a good indication to do a little more research on this company. DO NOT let a roofing contractor convince you it is okay to leave your existing gable vents functional if they are installing new shingle over ridge vent, and you have the adequate soffit vent openings.
It is always a good idea to replace the rubber rings that go around all existing pipe jacks (the pipe which allows your bathrooms to properly function and vent) Even if you do not choose us as your contractor, Insist and ensure your roof contractor includes new rubber flashings around the pipe jacks. This is one area that is easily prone to leaks and should not be overlooked by your roofing contractor. The cost associated with replacement of these rubber rings are minimal and should not be neglected during a re-roofing project. Be sure small details like this are specified on all roofing quotes!
Frisby Roofing will paint all pipes and metal visible on your roof so that it matches your new roof. There is nothing more frustrating than to see a brand new roof installed and nothing painted to match the new shingle color. This is a common oversight with many roofing contractors which is immediately seen by homeowners. When brought up, this often becomes "an additional work order." Be sure to get this in writing up front like we are providing you. If you hire us, know that details like these will be covered in your quote and will be a part of our initial bid, as our best foot forward first.
We do not know ANY COMPANY in the industry that will offer you a TRANSFERABLE LIFETIME WARRANTY on labor and material. What a great selling point this could be if you’re ever in the market to sell your home, or just want peace of mind yourself.
Remember; a warranty is only as good as the company behind it. Anyone can offer a “lifetime” warranty, but what happens if you actually need to utilize the warranty.
